Opportunity
CMK identified an opportunity to develop a premier medical office building within Woodforest, a rapidly growing master-planned community in Montgomery, TX. The project was strategically positioned to serve the area’s expanding population and increasing demand for accessible outpatient healthcare services.
Services Provided
- Site Selection: Identified and secured a highly visible site within the Woodforest community, positioned at the signalized intersection of Central Pine Street and Fish Creek Thoroughfare with strong surrounding residential and commercial growth.
- Due Diligence: Managed all local zoning, entitlement, design and plan approvals.
- Construction: Oversaw the development of a 48,516 square foot Class A medical office building designed to accommodate a diverse mix of healthcare and wellness providers.
- Leasing: Successfully leased the project to a strong roster of medical and healthcare tenants anchored by Sterling Ridge Orthopaedics & Sports Medicine and Memorial Hermann Health System, alongside Alliance MRI, Scott Family Dental, and additional specialty practices.
- Asset Management: Managed the property through proactive operational oversight, tenant coordination, and long-term asset performance initiatives.
- Disposition: Successfully coordinated the sale of the asset in Spring 2026 to an institutional buyer.
Results
This development created a valuable healthcare amenity within one of Houston's fastest-growing master-planned communities while delivering stable long-term occupancy and predictable performance. The project successfully attracted a strong mix of healthcare tenants and provided above market returns to investors.
