CMK is a preferred developer for the Tractor Supply Company. TSC identified Stanford, KY as a target market. CMK went to work to find the ideal site, and prepare an early budget to ensure that the location could be developed within TSC's budget and time frame.

Services Provided

Site Selection: Conducted thorough market research to identify prospective sites and ultimately secured the ideal location for development.

Due Diligence/Acquisition: Completed CMK's thorough "pre-flight" due diligence process. Managed all local zoning, entitlement, design and plan approvals to ensure a smooth construction process, prior to CMK acquiring the property.

Leasing: CMK negotiated an attractive 15-year term, NNN lease structure with the tenant.

Construction: Managed the complete ground-up development of TSC's latest 21,930 square foot prototype plus 20,000 square feet of fenced outdoor display area.

Results

Prior to completion this location went under contract to sell along with three other TSC locations that CMK developed creating the ideal institutional package for one of the nation's leading REIT's. Our main investor was a family office and the sale resulted in outstanding returns for the partnership. The location was completed on-time and opened as scheduled.
