CMK is a preferred developer for the Tractor Supply Company. After identifying Warrensburg, MO as a target market, CMK went to work to find the ideal site, and prepare an early budget to ensure that the location could be developed within TSC's budget and time frame.
Services Provided
Site Selection: Conducted thorough market research to identify prospective sites and ultimately secured the ideal location for development.
Due Diligence/Acquisition: Completed CMK's comprehensive "pre-flight" due diligence process. Managed all local zoning, entitlements, design, and plan approvals to ensure a smooth construction process prior to acquiring the property.
Leasing: Negotiated an attractive 15-year NNN lease with the tenant.
Construction: Managed the complete ground-up development of TSC’s latest 21,930-square-foot prototype, including a 20,000-square-foot fenced outdoor display area.
Results
Prior to completion, this location went under contract for sale along with three other TSC locations developed by CMK, creating an ideal institutional package for one of the nation’s leading REITs. Our primary investor was a family office, and the sale generated outstanding returns for the partnership. The location was completed on time and opened as scheduled.
