The project was strategically located in Spring Hill, one of the region’s fastest-growing communities, to meet increasing demand for high-quality childcare.

- Site Selection: Identified and secured a strategically located site in Spring Hill to support the Learning Zone’s continued expansion throughout Middle Tennessee.
- Due Diligence: Managed the local zoning, entitlement, design, permitting, and approval processes required to bring the project from concept to construction.
- Leasing: Structured and executed the long-term lease with the Learning Zone, providing a stable tenancy for the purpose-built facility.
- Construction: Oversaw the ground-up development of the 13,029-square-foot facility, including purpose-built classrooms and educational spaces designed to serve children from six weeks to five years of age.
- Disposition: Marketed the property for sale, ultimately completing a successful disposition to an institutional buyer, reflecting strong investor demand for high-quality early childhood education real estate.
Results
CMK broke ground on the project in March 2023, and the Learning Zone opened the doors to families in February 2024, marking their eighth childcare center in Middle Tennessee. The sale of this property generated an attractive return for investors while also delivering consistent cash flow throughout the hold period, demonstrating CMK’s ability to execute across the full lifecycle of an investment.
