Opportunity

After purchasing a land parcel strategically located in the affluent and rapidly-growing Spring Hill community, CMK saw the opportunity to develop a medical office building to provide convenient access to healthcare services.

Services Provided
  • Site Selection: Identified and secured a highly visible site within the Spring Hill community, positioned at the signalized intersection of Duplex and Port Royal Road with strong surrounding residential and commercial growth.
  • Due Diligence: Managed all local zonings, entitlements, and licensing to ensure authorization
  • Construction: Oversaw the complete ground-up development of the 36,000 square foot medical office building
  • Leasing: Successfully leased the property to 100% occupancy including Williamson Medical Center as the anchor tenant for two of the three floors and three complimentary healthcare specialty tenants on the third floor.
  • Asset Management: Managed the property through proactive operational oversight, tenant coordination, and long-term asset performance initiatives. 
  • Disposition: Successfully coordinated the sale of the asset in Spring 2026 to an institutional buyer. 
Results

This development created a valuable healthcare amenity within one of the Nashville area’s fastest-growing communities while delivering stable long-term occupancy and predictable performance. The project successfully attracted a strong mix of healthcare tenants and provided above market returns to investors.
